Searching for a flat in Barcelona yourself means following the same portals as everyone else, and calling agents who work for the owner. A property finder flips that: a buyer's agent in Barcelona works for you, which is why this is a different trade from the real estate agents on our main list.
Buyer's agents in Barcelona
A buyer's agent is paid by the buyer and works only for the buyer. A listing agent signs a mandate with the owner and is paid when the home sells. That structural difference changes the advice you get.
Some businesses on our list say it outright. Barcelo Property Invest describes itself as an independent luxury buyer's agent that represents only the buyer, never the seller. Inmo excellence says it positions itself only at the buyer's side, and gives its professional accreditation numbers in its description. Other businesses describe a broader service that includes selling and renting too. For those I ask a simple question: is anyone paying you besides me?
What does a property finder do, step by step?
A property finder follows a predictable sequence: brief, search, viewings, offer, checks and signing. The details differ by agent, so ask for the process in writing.
| Step |
What the finder does |
What you still handle |
| Brief |

The legal checks sit with your lawyer, and the sequence is laid out in our buying property in Barcelona guide.
Property search agents in Barcelona
These agents are paid by the buyer, under a contract signed before the search starts. We describe the structure only, because we have not confirmed fee levels on a primary source.
Common structures are a fixed fee, a percentage of the price, or a fee split into stages (a retainer first, the rest on purchase). Ask these questions before signing:
- Is any part refundable if you buy nothing?
- Does the agent accept money from sellers or developers?
- Does the fee include checks, or only the search?
- How long does the contract last?
If an agent is paid by both sides, they are not acting as a pure buyer's agent. That is not always a problem, but you should know.
The Spanish term you will see most often is personal shopper inmobiliario, so search with it as well as with English words. Several businesses on our list use only the Spanish phrase in their Google profile, and they can be easier to find that way.
When is a property finder worth it?
A property finder is worth it when time or distance is your problem, or when competition is heavy. Buying from abroad, relocating on a deadline and searching in a district where good flats go quickly are the three cases where we would think hard about hiring one.
If you live in Barcelona, can visit in the evenings and have a clear brief, you can search on your own and just hire a lawyer. If you are relocating, a relocation service can also help with the practical side. Finders are least useful when your budget is flexible and your list of districts is long, because they need a clear brief to add value.
Which buyer's agents would we shortlist?
Our picks come from the ranked data and each business's own description. With so few reviews on some of them, we treat a 5-star score with caution.
- Nexitum has the most reviews in the category, 261 at 4.9 stars, and describes a search tailored to your needs.
- Finvelia is ranked first with 5 stars from 111 reviews. Google files it as a financial planner and finance broker, so it suits buyers who also want a mortgage conversation.
- HOMPERS has 90 reviews at 4.9 and says it serves buyers, sellers and investors, so ask how it separates the roles.
- Prime Buyers Agency Spain describes a dedicated buyers agency for international clients, covering search to legal support.
- Kronos PSI is a Les Corts business that says it is made up of estate agents dedicated to the buyer, with 47 reviews at 4.7.
Sarrià-Sant Gervasi has 4 of the 21 and Les Corts 2, so for those districts you will have a shorter list.
Property search Barcelona: what to check before you hire
Check three things: registration, the contract and the scope. Estate agents in Catalonia must be on the official register, so ask for the registration number and look it up in the public search of the Agència de l'Habitatge. The Generalitat describes the register as public and mandatory, with the aim of promoting transparency and protecting consumers, on its official register page. Our real estate agent page explains the check in more detail.
Some exemptions exist, for example for people who act only occasionally and without payment, so a registration number is not required for every kind of helper. A professional who earns a fee for finding you a home, however, should be able to give you one. If they cannot, treat that as a reason to look elsewhere.
Next, read what the agent is promising. Claims such as large savings on the price or access to exclusive stock are marketing until you see examples. Then confirm what is left for your lawyer, your mortgage broker and the notary. A finder who says legal checks are not needed is a red flag, however good the reviews.
Finally, check the language. Many businesses on our list write their descriptions in Spanish or Catalan, so if you need English contracts and updates, ask directly and get it in writing before you pay anything.
Once you have a shortlist, tell us what you need through the form and we'll match you with a few from the directory.
