Airbnb management Barcelona companies run a holiday flat for the owner: listing, pricing, guest check-in, cleaning and repairs, usually for a share of the rent. We list 65 holiday rental managers and apartment-rental agencies, ranked by Google rating weighted by reviews; TuryHost leads with 5 stars from 75 reviews. Before you hire one, the legal question comes first: Barcelona has said it will not renew its tourist-use flat licences when they expire in 2028.
Holiday rental management in Barcelona
Airbnb management Barcelona owners hire covers everything between a guest booking and a clean flat. Holiday rental management in Barcelona is a service business, so what you are really buying is reliability. A manager normally builds your listing with photos and a description, sets nightly prices that change with demand, replies to guests, welcomes them or sends a key code, arranges cleaning and linen, and calls a plumber if something breaks.
Fees are usually a percentage of the booking income. We do not quote numbers, because they differ by company and by what is included (full service, listing only, cleaning only) and because we could not confirm current figures on an official source. When you compare managers, ask each for a worked example: a sample month with bookings, cleaning, platform fee, their fee and what lands in your account.
Airbnb property managers in Barcelona
Airbnb property managers in Barcelona range from owner-run companies with a handful of flats to operators with hundreds. In our list, companies such as TuryHost, Confy Stay and Canela Homes appear with Google categories like "Apartment rental agency" or "Vacation home rental agency". A few entries, such as Viatges Estiber or Welcome to Spain DMC, are travel or events companies that also appear in these categories, so treat the ranking as a starting point and check what each business really does.
Is Airbnb legal in Barcelona, and what happens to tourist licences?
Short tourist stays are allowed only in flats with a tourist-use licence (HUT). The Generalitat's Decree Law 3/2023 set a five-year limit on existing licences in municipalities such as Barcelona, as the Portal Jurídic de Catalunya reports. Barcelona's City Council says it is applying the decree in full and plans not to renew the roughly 10,000 tourist-flat licences that expire in 2028, which would end tourist-use flats in the city.
For an owner this is the first thing to check, because it limits how long a short-stay business can run. Legal challenges and updates are possible, so read the council's tourism pages for the latest position and ask any manager for the licence number and its expiry date before you sign. We have logged this page for rechecking.
Do holiday rental managers also do mid-term rentals?
Many do, and it is the main alternative if a licence will not be renewed. Mid-term rentals (typically one to several months, furnished) fit people relocating, studying or on work assignments. In our data, several companies in the ranked list appear in both short-stay and apartment-rental categories, which is a hint that they handle more than nightly lets, but ask each one directly.
Temporary housing leases are regulated differently from nightly tourist lets. The consolidated rental law defines them by a justified, provable reason for a temporary stay, and it was amended in October 2026, so check the current text and take advice. For the tenant's side, see long-term rentals in Barcelona.

How do I choose an Airbnb manager in Barcelona?
Costs add up beyond the headline percentage, so compare managers on the same basis. Ask each company the same questions:
- What is the fee, on what base (gross bookings or net), and what costs are extra?
- Do you hold or manage the HUT licence, and what happens in 2028?
- Who does the cleaning, and how is quality checked?
- How do you set prices, and which channels do you list on?
- What is the contract length and notice period, and who holds the guest deposits?
- Do you also offer mid-term or long-term management if I change model?
For ongoing building and tenant management beyond holiday lets, compare the firms in property management in Barcelona. Taxes on rental income and guest registration are best handled with a gestoría.
Our shortlist
From the ranked list, we would start with these:
- Best rated with a solid review count: TuryHost, 5 stars from 75 reviews in Poblenou, open 24 hours according to its Google listing.
- Most reviewed overall: LOCA BARCELONA, 4.8 stars from 3,346 reviews in the Dreta de l'Eixample.
- Large review base, open seven days: Stay Unique, 4.7 stars from 3,674 reviews.
- For a Les Corts flat: Confy Stay, 5 stars from 41 reviews.
- For Gràcia and the old town: Canela Homes in Gràcia, 4.6 stars from 61 reviews, and Happy Apartments in the Raval, 4.6 stars from 275 reviews.
- Higher volume of reviews: Gestión Apartamentos Turísticos, 4.5 stars from 1,179 reviews.
Ratings here come from guests and owners combined in Google reviews, so they say more about service and responsiveness than about the money a manager makes you. A manager with a few reviews may be excellent, but you have less evidence, so ask for owner references and, if you can, the numbers for a comparable flat over a full year.
