How do estate agents in Sitges work and who pays them?

Agents in Catalonia must be entered in the AICAT register of real estate agents, which the Agència de l'Habitatge runs; the Generalitat's page describes the register as public and mandatory. Ask every agent for the registration number and look it up. On a purchase, ask in writing who pays the agent and how much before you sign anything.

On a long-term rental, article 20.2 of the tenancy law (LAU) says agency management and contract formalisation fees can't be passed on to the tenant, as the Spanish Ministry of Consumo also explains in its notice on agency fees.
